How We Address Different Levels of Roofing Damage

Your commercial roofing system is meant to provide long-term protection against different weather conditions. But even with proper care and maintenance, it can still develop certain issues as it ages over time. Depending on the problem your roof is currently facing, you’ll be given a few options on how it can be addressed, such as repair, re-cover, replacement and coating.

Different Levels of Roofing Damage

But before deciding how to address your roofing issue, it must first be inspected by a professional roofing company as they’ll conduct a thorough inspection to determine your options. State Roofing shares more insight:

Determining the Extent of Damage

Some types of roofing damage can be addressed with repairs, while others may require a full replacement. Your roofing contractor will determine the best option by checking for moisture presence below the roofing membrane. If moisture is found to be more than 25 percent of your roof’s damage, then the best option is a full roof replacement. This is because the moisture has already damaged other parts of your roofing system at this point, such as the insulation and wood blocking. Extensive repairs aren’t cost-effective as they won’t eliminate the moisture problems. They’ll only lead to more damage and issues such as rot and mold growth.

Saving Your Roofing System

When faced with a problem on your roof, your trusted roofing contractor will typically present four options depending on the extent of the damage. These options are:

  • Repair – Your roof is a good candidate for repair if its insulation and membrane are mostly intact. Repairs are made on minor damage such as cracks in some areas to enhance its performance and longevity.
  • Re-cover – A roof with moderate damage can still be repaired to a certain extent. For instance, if the membrane was severely damaged but the rest of the roof is still in good condition, then you can consider the roof re-covering option.
  • Replacement – This is only recommended if extensive repairs and re-covering won’t address the level of damage your roof sustained. This is also a more cost-effective option as it eliminates any hidden problems while improving your building’s energy efficiency.
  • Coating – This option can be considered if you want to extend your roof’s lifespan. A layer of coating provides additional protection against leaks, UV rays and other kinds of weather damage.
