Roofing Questions to Ask Before You Purchase a Home

Buying a new home is a big decision, so you’ll have to do your research properly to find one that’s ideal for your preferences. Asking a lot of questions is important when going through potential homes, as it helps you know about how they were maintained. The same goes for the condition of the roof, so it’s important to check its records if maintenance and repairs were made. As a trusted professional in roofs and decks, State Roofing explains what you need to ask about the roof when purchasing a new home:

Warranty Transfer

Whether the roof is only a few years old or was newly installed by the time you came to inspect it, its warranty must still be intact. Not all warranties are transferable, so if the home’s major selling point is a new roof with a warranty, make sure to get a copy to review the terms and conditions before purchasing. It’s preferable to get a home that has a transferable roof warranty so that you have coverage in case something happens after purchasing your home.

Roofing Material

The roof’s overall longevity and durability will depend on the type of materials installed. Make sure to ask about the materials installed especially if you’re not too familiar with the common types of roof materials. Doing a bit of research in home improvement will also give you more insight into different types of roofing materials. Asphalt shingles, for instance, are one of the most common materials in residential roofs, but then other materials offer better protection and durability such as metal, clay, slate and even composite/synthetic shingles!

Roof’s Age

It’s sometimes hard to tell on the outside whether the roof is only a few months or a few years old. Make sure to ask the previous homeowner about the current age and condition of the roof to determine if a full replacement won’t be needed for a few more years. The lifespan of a roof depends on the material, so if it’s a shingle roof, you can expect it to last around 20 years, but if it’s a metal or slate roof, it can last almost three times that depending on the quality and maintenance!
